13 newbuild rooms that demonstrate how to add character to a blank canvas
Newbuilds are inherently tricky. While the magic of a well-preserved historic house will not be lost on many House & Garden readers, box-fresh houses offer disappointingly little innate character. Indeed, we can all understand the appeal of the beautiful proportions of a Georgian townhouse, the charm of a wonky 17th-century farmhouse or the details of a Victorian terrace. Such houses come with a story and a character all their own, and visual interest baked into the architecture, which comes through whatever decoration you superimpose on them. The boxier shapes and blank canvas rooms of a newbuild, however, can feel soulless by comparison. When everything is new and regular, and there are no elaborate mouldings, fireplaces, wonky floors or nooks and crannies to work with, how do you add character and warmth?
The interior designers and tastemakers on our pages use a variety of different approaches – some imposing a more traditional look on houses like this, and others leaning into the modernity. But there are certain qualities that run through every good example: adding texture, often through natural materials like wood cladding, brick floors or grasscloth wallpaper; adding patina, usually through a judicious use of antiques; making clever use of textiles such as rugs and curtains; and prioritising impactful art that lends personality to the space. Helen Cathcart2/14Working alongside Martin Taylor Architects, interior designer Isabella Worsley has created a warm and welcoming family house from scratch. The kitchen island was drawn in the studio and made bespoke by Arcadia Antiques. The wall lights are from Jamb, and the kitchen is by 202 Design. The pendant lights over the island are from Norfolk Decorative Antiques, the tiles are H&E Smith.
Dean Hearne3/14It was a case of right place, right time for Mike and Becky Goss when the barn next to their 19th-century Connecticut farmhouse came up for sale. This plot offered an opportunity to commission a newbuild, providing the extra space that they needed and allowing them to embrace a more modern aesthetic. The architect Jon Halper has created a space that feels contemporary yet layered and comfortable. Off the dining room, a planked white-oak door slides open to reveal cabinets in the same pale wood with Carrara marble worktops, contrasting with handmade black tiles in the kitchen.
Christopher Horwood4/14A light-filled newbuild apartment in Tel Aviv offered Veere Grenney and Natasha Greig the opportunity to demonstrate their talent for combining modern and classic elements. White walls set off artwork, including John Hoyland's Shelta [7.2.78] over the stairs. Alan Davie's Patrick's Delight above the sofa and works by Tsibi Geva on the opposite wall. A Pierre Jeanneret lounge chair, one of a pair, is seen by the bookcase. 1950s Marco Zanuso high-back armchairs, sourced through Alexandre Biaggi in Paris, flank a birch and cane stool by Ilmari Tapiovaara, bought at a Wright auction, and a standard lamp by Gordon and Jane Martz of Marshall Studios.
James McDonald5/14From the large windows that connect indoors and out to living roofs that blend with the surrounding fields, architect Alex Michaelis has designed Leaf House in Gloucestershire to be at one with its wooded landscape. One half of the curved kitchen is given over to a vast curved dining table designed by Alex and made by Forest to Home, with a set of Finn Juhl 108 chairs in oak and natural leather, supplied by Holloways of Ludlow.
Simon Upton6/14Finding that their Exmoor farmhouse was beset by rot, Charles O’Connor and Edward Greenall decided to start over, using salvaged materials and timber from the estate to create this charming newbuild, which feels as though it has stood for centuries. The large preparation table in the kitchen, painted in ‘Murrey Red’ by Papers and Paints, and the plate rack were inspired by originals at Victorian country house Lanhydrock near Bodmin, and made to Charles’s design using beech grown on the estate. A basalt work surface and splashback add to the dramatic look of the sink area, with its cupboards painted in rich ‘Mahogany’, which stand out against walls in ‘Joa’s White’, both by Farrow & Ball. Mimi Roberts’ oil-on-board painting Lobster hangs above the side door.
